RMS has more than 100 combined years of senior level operations experience, providing a competitive edge in managing Virginia, Maryland and Washington, DC, rental apartments in varying market conditions. Senior management has a hands-on operational philosophy that stresses mentoring programs, education and building career paths for continued growth and development of all employees. Standardization of operating procedures, contractor performance and supervision helps promote effective management and create value for our owners.

RMS’s accounting, reporting and financial systems are on the leading edge in the multifamily industry. RMS utilizes Yardi as its integrated property management, accounting and reporting software. Yardi is run centrally; therefore, all information is real-time. Additionally, supporting on-site management with this centralized program is extremely efficient and effective. The use of web-based and current technologies helps RMS provide owners with meaningful and actionable information at all times.

The initial preparation and review of budgets for all properties ensures the goal is reasonable and clearly sets performance milestones for the upcoming year. The process also includes the supervision, coordination and implementation of the competitive contract-bidding process, including bid specification preparation for owner approval. Once the budget is finalized internally, it is presented and approved by the owner. The approved budgets are reviewed on a monthly basis versus actual performance to ensure financial success for our owners.

Marketing

Several high-level strategists work closely with Regional Sales and Marketing Supervisors who are proactive and can solve any marketing or leasing performance–related concerns. Besides the numerous years of experience between the on-site and corporate levels, our team members have won many awards for their outstanding abilities, including the Apartment and Office Building Association (AOBA) National Leasing Professional of the Year (NALP) certification, multiple Property Management Association marketing awards, and the Women to Watch Award from Apartment Professional magazine.

Recognizing the critical importance of curb appeal, professionally trained employees, resident services, and effective advertising and outreach marketing, RMS has a dedicated Marketing Department that consistently reviews advertising effectiveness and traffic patterns to ensure maximum market saturation within budget. On-site employees and the Marketing Department regularly conduct surveys to ensure market comparability and establish market rents on a weekly basis in order to maximize revenue for our owners.

Mechanical

Clients of ROSS Management Services enjoy the benefits of the RMS Mechanical Services Department. The Mechanical Services group has a proven track record of providing substantial savings for the communities by providing in-house assessments and services for all structural and mechanical issues prior to the use of a third-party vendor. Our in-house Mechanical Services group has extensive expertise in central and unitary mechanical equipment, structural components of a community and compliance with environmental standards. Additionally, the Mechanical Services group is constantly assessing overall efficiencies in the communities’ mechanical and physical systems to save time and money.

To ensure RMS has the best maintenance staff possible, the Mechanical Services group pre-screens all candidates and provides hands-on mentoring/education of the maintenance employees to ensure the staff performs at the highest levels. RMS’s Mechanical Services group has some of the most-regarded personnel in our industry and gives RMS a significant competitive advantage over other property management companies in the Washington, DC metro area.
